Buyers can customize new construction home in O'Hara
The inside of this newly constructed home has been left unfinished on purpose.
Owner Louis Marsico has created a residence that allows the buyer to add personal touches.
Located at 1502 Powers Run Road in O’Hara, the home was built in 2022. It has five bedrooms, four and one half baths and sits on a one-acre corner lot.

Some of the customizable selections included in the price are wood floors, floor and wall tiles, appliances, cabinets and countertops, and wall and trim paint. An adjacent lot is for sale with the home for an additional cost.
“I have never represented a house like this where every detail under the hood has been thought out, researched and so carefully designed to not just meet, but go beyond today’s discerning buyer’s wants and needs,” said Lynn Niman, Realtor with Berkshire Hathaway. “It is truly special.”
Marsico refers to it as a craftsman home, which is a style that emerged at the turn of the 20th century. These houses often have exterior exposed beams. The outside is typically painted wood siding and shaker shingles. There are open front porches with thick columns. The design is usually symmetric and there is simple interior trim with thicker and varied trims around the window and doors, Marsico said.
Marsico, a civil engineer with decades of experience in construction, had renderings drawn to give the buyer ideas, but looks to collaborate to bring a client’s vision to life, he said.
The home sits atop a winding concrete driveway that will be lined with pine trees and lead to a three-car attached garage. There are two electric car charging stations. The driveway can accommodate several vehicles and be extended to the back of house.
In the front, the wrap-around covered porch has dedicated rough-ins for ceiling fans. There are multiple security cameras and motion-sensor exterior lights. Gutters, downspouts and the chimney cap are made of copper.
As Marsico walked toward the back of the house on a recent tour, he stopped on the deck.
“This is a very secluded back area,” said Marsico. “You are basically in your own world back here. The gem is in the back of this house.”
The flat backyard is spacious and includes a lower courtyard that is partially covered and tiered with natural sandstone steps. An outdoor kitchen can be installed and a fire pit adds to the versatility of the outdoor space, which has the potential to be utilized year-round, Marsico said.
Windows and patio doors have wireless security sensors. All of the lighting is LED. With so many windows throughout the home, the natural light is phenomenal, Niman said.
There is a glass entryway with custom-made mahogany doors, and upon entry, a view of the backyard is visible. There is a mudroom with pocket doors.
There are red oak hardwood floors throughout, except in the bathrooms and upper-level laundry room. The custom-built stairs are open. Ceilings are more than 9 feet tall on all levels.
The main level is an open floor plan. The kitchen is equipped for gas or electric with room for a center island. One of two fireplaces, which can be gas or wood burning, is in the great room.
Outside noise is calmed because of spray foam insulation and high-end Anderson windows.
The primary bedroom on the upper level is 24 x 19. There is a dressing room and the bathroom is equipped with heated floors and a towel warmer. The attic stairs are enabled through a remote.
The lower level is a great open space for entertaining, a game room, playroom, dance studio, or whatever the buyer envisions, Niman said.
In the mechanical room, there are two hot water tanks and a fresh air exchange every 60 minutes. The heating, ventilation, and air conditioning system has five zones, two on the upper level, one on the main level, one on the lower level and the garage.
The construction project was delayed because of supply-chain issues because of the pandemic, Marsico said. A new owner could move in within a few months versus a year or longer for a completely new build.
“This home is in a prime, convenient and thriving neighborhood,” Niman said.
