Fusting Centre seeks expansion of Salem campus on Route 22
A proposal to expand the Fusting Centre business campus along Route 22 in Salem has received a preliminary recommendation from township planning commissioners.
Developer Bushy Run Investments is asking to consolidate the existing Fusting Centre property — which is the corporate headquarters for medical staffing and home care firm Dedicated Nursing Associates — with an adjacent 6.4-acre parcel to the east.
The developer is proposing a building that will house office, retail and condo space.
Architect Ray Gusty said the first floor of the proposed building would house a fast food restaurant, a sit-down restaurant and additional retail space. Condominiums and offices would be on the second floor, and additional condos would be on the third and fourth floors.
In total, Bushy Run Investments is proposing 40 condos ranging from one to three bedrooms. Gusty said the parking plan was modified to add a few spaces. Condo owners would be able to share parking with office tenants who would use spaces only during regular business hours.
Commissioners unanimously recommended preliminary approval for the site plan, pending the acquisition of easements with neighboring property owners to access the nearby red light, and approval of 68 requested sewage taps from the Franklin Township Municipal Sanitary Authority and the state Department of Environmental Protection.
The site plan next goes to township supervisors for a vote.
Bushy Run Investments is planning a similar expansion in Murrysville.
In 2023, the developer received approval from Murrysville officials to develop the 47-acre Fusting Executive Park, a mixed-use project with an 80,000-square-foot office building that would serve as an expansion for Dedicated Nursing Associates. The plan also included a 36,000-square-foot retail center.
Proposed to be developed in phases over eight years, it also would include a Dedicated Nursing Associates corporate campus and a restaurant, townhomes, a park area and additional office space. The first phase, Regan Ridge, is underway.
Dedicated Nursing Associates has 16 locations throughout the United States.
